Why Delicate Surfaces Struggle in Dr. Phillips
Big homes, big trees and water everywhere is a beautiful way to live and a hard way to keep a roof clean. Warm, damp air sits under the mature oak canopy that shades so much of the area, and the lots along Big and Little Sand Lake hold that moisture — perfect conditions for Gloeocapsa magma, the airborne algae behind the black streaks on local roofs. It feeds on the limestone filler inside shingles. The Asphalt Roofing Manufacturers Association notes that roof algae is most widespread in warm, humid regions like this one, and it warns against using a power washer on an asphalt roof. We clean roofs with a low-pressure soft wash instead. On roofs, we typically do not rinse immediately after application. The cleaning solution continues breaking down the remaining organic growth after the service is complete, and as that buildup loosens and is carried away by normal rain, the roof may continue to look cleaner over the following days.
Walls and screens tell the same story at ground level. Mildew creeps across shaded stucco, oxidation chalks up painted exteriors, and green film climbs fences and screened lanais — worst on north-facing and lakefront lots. None of it comes off safely with high pressure, so we treat it with the right cleaning solution at low pressure instead. On vinyl siding, the Polymeric Exterior Products Association notes that some manufacturers don't recommend power washing and that aiming the spray upward can force water behind the panels.
