A lot of homeowners think sealing is the whole job. It isn't. Sealer is the last of three stages, and it's only as good as the prep underneath it. First we pressure wash the pavers and strip out old joint sand, failing sealer, efflorescence, weeds, and oil or rust stains. Pavers are cleaned with pressure — but we dial it down and take extra care on travertine and natural stone, which are softer than concrete. Then we re-sand the joints. Only after the surface is clean, re-sanded, and fully dry do we seal.

That order is the whole game. Seal over washed-out joints and the pavers stay loose. Seal over a dirty or damp surface and you lock the problem under a film you can't easily undo. It's also where the cheap quotes come from: skip the strip, skip the re-sand, lay one fast coat, and the price looks great — until year three, when the finish starts to peel, haze, or wear thin and the whole thing has to be redone. The gap between a real job and a spray-and-go is the work difference. You just don't see it until later.

Choosing Your Finish: Matte vs. Wet-Look

This is a real decision, and it's yours to make. A matte or natural-look sealer protects the pavers while keeping them looking dry and understated. Solvent-based earns its place for the deepest gloss and the strongest oil and grease resistance, but it brings a stronger odor, can get slippery when wet, and its high shine tends to fade faster. Why That White Haze Has to Go First

If your concrete pavers have a chalky white film, that's efflorescence — natural salts migrating to the surface, very common on newer or unsealed pavers. It has to be neutralized and cleaned off before sealing. Seal over it and you lock the haze in permanently, which usually means stripping the sealer back off to fix it. The same goes for an old, incompatible sealer — a solvent-based coat trapped under a new water-based one, or a lifting film left in place — both come back as haze or peeling.
