The Basics

What's the difference between pressure washing and soft washing?
Pressure washing uses calibrated high-pressure water to deep-clean hard surfaces — driveways, concrete, pavers, and pool decks. Soft washing uses roughly the pressure of a garden hose plus professional-grade cleaning solutions to safely treat delicate surfaces — house exteriors, roofs, fences, and pool cages — killing organic growth at the root instead of blasting it. It's the cleaning method recommended by roofing manufacturers, because high pressure on the wrong surface is how shingles, screens, and stucco get damaged. We match the method, PSI, and chemistry to each surface we clean.
Is the process safe for my plants, pets, and family?
We treat your property like it's ours. Before applying any solution we cover exterior outlets and protect and pre-rinse your landscaping, and we thoroughly rinse everything down when the job is done. We simply ask that pets stay indoors while we're actively working. If you have delicate or prized plants, point them out during our walk-through and we'll give them extra attention.
How often should I get my home pressure washed or soft washed?
In Central Florida's heat and humidity, organic growth comes back faster than almost anywhere in the country. As a general guide: a house wash every 1–2 years (many Florida homes benefit from annual), a driveway or hardscape cleaning every 1–2 years, and a roof soft wash every 2–4 years depending on shade and surroundings. Because we pre-treat and post-treat, our results typically hold longer than a single-pass wash — and we'll give you an honest read on your home's cadence when we're on site.
Why should I hire a professional instead of doing it myself?
Rented machines run one pressure for every surface — which is how DIY washes strip paint, etch concrete, crack vinyl, and void roof warranties. Professional exterior cleaning is about technical mastery: the right method, pressure, and chemistry for each surface, commercial-grade equipment that leaves no wand stripes, and the experience to spot problems before they become damage. Add the ladder work, the time, and the cost of buying or renting equipment, and hiring a licensed, insured professional is both the safer and the smarter investment.
What happens if I neglect exterior maintenance?
More than looks. Algae, mold, and mildew actively feed on roofing and siding materials, and buildup traps moisture against your home. Left alone, that leads to structural damage (rotting wood, deteriorating shingles and masonry), declining curb appeal and property value, safety hazards (slippery driveways, walkways, and pool decks), higher cooling bills — dark algae buildup absorbs Florida heat instead of reflecting it — and bigger repair bills: a roof replacement costs many times more than years of maintenance washes. Regular exterior cleaning is preventative care for your biggest investment.

Quotes, Scheduling & Service Day

How do quotes work? Do you need to come to my home first?
For most residential jobs, no visit needed. We measure your property through a professional lookup system and send you a firm quote fast — no in-person sales appointment, no pressure tactics. Just tell us the service you need and share any details (like heavy staining or roof streaks) through our quote form, and we'll take it from there. On-site assessments are reserved for commercial properties that need them.
What areas do you service?
AB Superior Wash is based in Kissimmee and serves Orlando and the greater Central Florida area, including: Orlando, Kissimmee, St. Cloud, Dr. Phillips, Windermere, Hunter's Creek, Lake Nona, Celebration, Narcoossee, Ventura Lakes, Poinciana, Davenport, Clermont, Winter Park, Winter Garden, Winter Haven, and Lake Wales. Close to one of these but don't see your town? Reach out — chances are we cover you.
Do I need to be home on service day?
No. As long as we have access to a working water spigot and any gates are unlocked, we can complete most jobs while you're at work or out of town — just close your windows and doors. You'll hear from us before we arrive, during the job if anything needs your input, and after we finish — with before and after photos sent straight to you, so you see the results even if you never leave the office.
How long does the job take?
Most services are completed in a single visit. A typical single-family home service runs about 1–3 hours, depending on the size of the property and the services you've booked. Larger projects — like paver sealing — can take longer, influenced by square footage and weather conditions. We'll give you a time estimate with your quote.
What are your hours?
We're available 7 days a week, 7:30 AM to 8:00 PM — including evenings and weekends, because we know that's when it's easiest to catch most homeowners. Call or text (407) 922-9857 anytime in that window.
What if it rains on my service day?
Light rain usually doesn't stop us — our cleaning solutions do their work regardless, and Florida showers pass quickly. If severe weather (lightning, heavy storms, or high winds) makes it unsafe or would compromise the result, we'll reach out proactively and reschedule at your convenience. You'll never be left guessing.

Results & Guarantees

Will you remove the black streaks on my roof?
Yes. Those black streaks are Gloeocapsa magma — a bacteria that literally feeds on the limestone filler in your shingles and spreads fast in Florida's humidity. It's not just cosmetic: it holds moisture against your roof and shortens its life. Our low-pressure roof soft wash eliminates it at the root without the damage high pressure causes — and it's the exact job our customers rave about most in our Google reviews.
Can you remove oil, rust, or irrigation stains?
Rust and irrigation stains — yes. Those orange streaks are iron deposits (irrigation stains are just rust from sprinkler water), and they respond extremely well to our specialized rust-removal treatments — we remove them routinely. Oil is the honest "it depends": fresh spills, up to a few weeks old, we can usually remove completely or fade to nearly invisible. But oil that's soaked into porous concrete for months bonds too deep for any honest company to promise full removal — at that point, resurfacing is the only true fix. Tell us about the stain in your quote request and we'll tell you upfront what's realistic — before you spend a dollar.
How long will the results last?
Longer than a typical wash — because we don't just clean, we treat. Our process pre-treats to kill organic growth at the root and post-treats to keep working after we leave, instead of just rinsing the surface for the photo. Roof soft wash results commonly hold 1–3+ years depending on shade, trees, sprinklers, and the humidity around your home — and the difference between a treated wash and a one-pass wash shows up months down the road.
What guarantees do you offer?
Two, in writing: a 100% satisfaction guarantee on every job — if you're not happy, we come back, no questions asked — and a 1-year warranty on roof soft washes: if organic growth returns within that window, we resolve it at no additional cost. We're also fully licensed and insured in the state of Florida, so you're protected before we ever turn on a machine.
