How much does pressure washing cost in Orlando or Kissimmee?

Will pressure washing damage my concrete or pavers?
Not when it's done right. We use a 20-inch rotary surface cleaner that spreads the water evenly instead of a narrow wand that gouges lines into the surface. On pavers we control the pressure and re-sand the joints afterward so nothing washes out. The wrong PSI in the wrong hands is what cracks and etches concrete.
How long does it take to pressure wash a driveway?
A typical two-car driveway takes about 45 minutes to 90 minutes, including pre-treatment and a final rinse. Larger jobs with heavy algae or rust take longer. We tell you the realistic time when we quote it.
Do I need to be home during the service?
No. As long as we have access to the area and an outdoor water spigot, you don't need to be home. We'll text you when we arrive and when we finish, and we'll do a final walkthrough with you if you are there.
How often should I pressure wash my driveway in Florida?
In Central Florida's heat and humidity, every 6 to 12 months. The national "every couple of years" advice doesn't hold up here. Black algae (Gloeocapsa magma) grows fast on shaded, damp concrete, and it gets slippery and harder to remove the longer you wait.
Can you remove oil stains and rust from concrete?
Most of it, yes. Fresh oil and surface rust usually come up with the right degreaser and rust remover before we surface-clean. Deep, old oil that has soaked into the concrete may lighten rather than vanish completely. We'll always tell you honestly what to expect before we start.
